When to Schedule Pressure Cleaning Around Darwin's Wet Season
Timing your pressure cleaning in Darwin makes a real difference to results and longevity — here's when to book, when to wait, and why season matters.
Timing is everything with pressure cleaning in Darwin. Unlike in southern cities where you basically just wait for a dry weekend, here the wet season turns scheduling into a genuine strategic decision. Clean too early and you're washing away six months of growth only to have it back in three weeks. Clean at the right point and that same clean can look good for the better part of a year. This guide lays out the optimal windows and what to prioritise in each one.
The Case for Cleaning at the End of the Wet Season (April–May)
This is the single most impactful pressure cleaning window of the year. By March–April, the wet season has finished depositing its full load of organic material, mould, algae, red dirt, and staining across every horizontal and vertical surface of your property. The knock-em-down storms in March and April often bring one final burst of heavy rain and wind that deposits even more grime.
Cleaning in April or May means you're removing everything in one hit, at peak accumulation. You then move into the dry season — May to October — where surfaces stay relatively clean because there's almost no rain, low humidity, and far less biological activity. A pressure-cleaned driveway or fence done in late April can still look good in October with minimal attention.
Concretely: schedule exterior pressure cleaning — driveways, paths, pool surrounds, fences, external walls — for April to mid-May. Book early because this is a popular window and good operators fill up fast.
The Dry Season Window (May–October): Exterior Work, Repaints, Sealing
Once you've done the post-wet clean, the dry season is when you do follow-up work — sealing concrete, repainting surfaces, applying mould-inhibiting treatments that need proper drying time. These jobs need dry, low-humidity conditions to cure properly. Trying to apply a concrete sealer or exterior paint coat during the wet season is a recipe for adhesion failure and blistering.
If you missed the April–May window and you're now in June or July, don't stress — surfaces will be cleaner now than they were in April anyway. A dry-season pressure clean is still a good investment if you're planning to seal, repaint, or prepare a property for sale. Our guide on exterior paint that survives Darwin's UV and humidity explains exactly why surface preparation timing matters so much for paint longevity.
Homes in Durack, Rosebery, and Zuccoli in Palmerston often have large open concrete areas around the home — garages, alfresco slabs, paths — that benefit from a mid-dry-season clean if they're getting dusty. Red laterite dust settles in during the dry and bakes on, especially around unpaved road verges.
The Build-Up (October–December): The Tricky Window
October through to December is the build-up — humidity rising, temperatures climbing, scattered storms but not yet the full monsoon. This is the most awkward time for pressure cleaning. Surfaces will start getting dirty again from the humidity and early rain events, but it's not worth doing a full property clean because the wet season proper is imminent.
The exception is targeted, urgent cleans — if you have a property inspection, open home, or tenant changeover in October or November, book the clean regardless. Just understand you're getting short-term presentation value rather than a 6-month result. Also worth noting: the build-up is when pressure cleaning companies get busy with storm-damage work as well, so lead times start stretching out from around November.
Wet Season Cleans: Mostly a Waste of Money (With Exceptions)
A full-property pressure clean during the wet season — say, January or February — rarely makes economic sense for maintenance purposes. The constant rain, humidity, and heat mean regrowth of algae and mould within weeks on most surfaces. You'd be paying for a result that disappears before the job could be considered "done."
Exceptions where wet-season cleaning is justified:
- Safety-critical surfaces: driveways, paths, and pool surrounds that have become dangerously slippery from algae growth. A slip in the wet season is a real risk, particularly for older residents and properties with polished or smooth concrete.
- Before a rental inspection or settlement that falls in the wet season — presentation trumps timing in those cases.
- Storm damage clean-up: after a significant wet-season storm leaves mud, debris, and staining across a property, a targeted clean is often necessary regardless of season.
Frequency: How Many Times a Year in Darwin?
For most Darwin and Palmerston homes, one full exterior pressure clean per year — done in April or May — is the minimum sensible maintenance schedule. Two cleans per year (post-wet and mid-dry) is ideal for properties that are rented, located near unpaved roads, have large trees overhanging concrete, or are in coastal areas subject to salt spray and faster algae growth.
Rural properties in Humpty Doo and Howard Springs, where red dirt roads are everywhere and large established trees drop debris year-round, often benefit from quarterly gutter cleans paired with one or two full property cleans. The combination of organic matter and regular wet-dry cycles accelerates growth on all surfaces.

Booking Lead Times to Expect
Darwin's tradie market is tight, and pressure cleaning services are no exception. Expect these approximate lead times:
- April–May (post-wet rush): 1–3 weeks for a standard residential job
- June–September (dry season): 3–7 days for most jobs
- October–December (build-up): 1–2 weeks, extending as wet season approaches
- January–March (wet season): 3–5 days for non-urgent work, but emergency storm cleans can push operators to 1–2 weeks
If you want the post-wet clean done in April, call in March. Don't leave it until you can see the green on the driveway and then wonder why everyone's booked out.
