Inspection-Ready: Preparing Your Darwin Rental in 7 Days

A 7-day countdown for Darwin tenants facing a routine inspection — tackle mould, fly screens, air-con filters and outdoor areas before your manager arrives.

Routine rental inspections in Darwin happen every 3–6 months, and the notice period under NT law is at least 7 days for a non-entry inspection and 24 hours for an entry inspection. Seven days sounds like plenty of time, but a Darwin rental that's been through the wet season can have a list of issues that compound into a stressful week if you leave everything to the last day. This is a realistic day-by-day plan for getting your rental to a standard that passes inspection without triggering repair disputes or bond concerns.

Day 1: Assessment walk-through

Don't start cleaning on Day 1 — start documenting. Walk through the property with your phone, photograph everything that's changed since the last inspection. Specifically look for:

Two things come out of this exercise: a cleaning and repair list, and a record of pre-existing issues that you can reference if the inspection raises disputes. Report any maintenance issues (broken fixtures, mould from building leaks, faulty appliances) to your landlord in writing on Day 1 — landlords have repair obligations and this creates a paper trail that protects you.

Day 2: Mould and walls

Mould treatment is the most important cleaning task in a Darwin rental and the one most often left too late. Product needs to work overnight, so start it on Day 2.

Apply a commercial mould and mildew remover (bleach-based products work best on Darwin's bathroom mould) to all affected surfaces — ceiling, grout lines, around window frames, bathroom corners. Follow the product directions: most need to sit for 10–15 minutes then be wiped down. For heavy ceiling mould, you may need two applications a day apart.

After mould treatment, address wall marks. Small scuffs clean off with a Magic Eraser-type melamine sponge. Marks that won't come off need to be assessed honestly: is this normal wear and tear or tenant-caused damage? In Darwin's climate, walls in high-traffic areas stain from airborne mildew even with good cleaning habits — this is generally wear and tear, not damage. Day 3: Bathrooms and kitchen deep clean

Bathrooms and kitchens are where inspections are won or lost. Property managers look at:

Day 4: Fly screens, louvres, and windows

Darwin homes with louvre windows need extra time here. Remove fly screens and wash them with a soft brush and mild detergent — accumulated insect debris and salt haze is visible at inspection. Allow to dry before re-installing.

Louvre blades need to be wiped individually on both sides. Allow 15–20 minutes per louvre window. Window tracks and frames need to be cleared of the dust and dead insect accumulation that builds up through the wet season.

If you have torn or damaged fly screens, address them now. Replacement fly screen mesh is a straightforward repair and is your responsibility as a tenant if the damage occurred during your tenancy. Our guide to fly screen and security screen repairs in NT humidity covers the repair process in detail.

Day 5: Air conditioning, fans, and electrical

Ceiling fan blades accumulate a surprising amount of dust and mould during Darwin's wet season — wipe both sides of each blade. Check the motor housing for mould or dust accumulation and wipe down.

Air-conditioner filter cleaning is specified in most Darwin leases as a tenant responsibility. Remove the filter (usually behind a front panel that clips off), wash it under running water with mild detergent, rinse thoroughly, and allow it to dry completely before reinserting. A dry filter is critical — reinserting a damp filter can cause mould growth inside the unit. Clean the external louvre cover and the wall area around the unit.

If the air-con has a musty smell even after filter cleaning, there may be mould inside the unit itself. Report this to the landlord in writing — internal air-con mould remediation is maintenance responsibility, not tenant cleaning responsibility.

Day 6: Outdoor areas and final interior touches

In Darwin, outdoor areas require genuine attention at inspection — not just a quick sweep. Patios, outdoor entertaining areas, and carports collect red dirt through the dry season and organic debris through the wet. Sweep and mop hard surfaces. Clear any leaves or debris from garden areas. If the lawn has gone through the wet season, it will likely need mowing — buffalo grass in Darwin grows aggressively between October and April.

Gutters and the roof area are worth checking, though you're not expected to clean them yourself — if there's significant debris or blockage, report it to the landlord as a maintenance issue. Blocked gutters are a landlord maintenance item.

Day 7: Final check and documentation

Walk through the property again on the day before or the day of inspection. Use your Day 1 photos as a reference — compare each item to how it looked when you started the week. Check everything is back in place (fly screens, air-con filters, range hood filter).

Have your maintenance report list ready. Any items you've identified as landlord responsibility — broken fixtures, mould from building leaks, ageing silicone seals — should be in writing to the property manager before the inspection. This shows proactive communication and prevents those items from being attributed to you at inspection.
